This grand Pawna home looks like it’s right out of an architectural magazine, awaiting your presence to enjoy its spectacular lake views and calming ambiance. Tall windows, modern interiors and plenty of open space are just a few aspects that bring warmth and character to this charming house.

Dusk is a great time to make the most of the outdoor lawn area, gazebo and the massive swimming pool, all of which are facing a picture-perfect view of the hills and lake. Kick back and enjoy the view!

 

BEDROOMS

  • There are 5 bedrooms – 1 on the ground floor, 2 on the first floor and 2 in the outhouse.
  • Air Conditioner, TV and attached bathrooms are offered in all rooms.
  • All rooms have king-sized beds, wardrobes and bedside tables.
  • The 2 rooms on the first floor share a balcony with lake views.

 

BATHROOMS

  • There are 6 bathrooms – 5 attached, 1 common.
  • All bathrooms have geysers and towels.

  • It can easily accommodate upto 10 people.
  • No drinking inside the pool.
  • The pool is not accessible after 10 PM.

  • The villa’s location is a bit secluded.
  • There are 14 CCTV cameras that capture the common areas.
  • In case of a power outage, the generator can support all appliances for up to 6 hours. 
  • Two rooms are in the outhouse.
  • There is a dog who stays at the premises.
  • We are unable to offer WiFi here.
  • Mobile networks such as Jio/Vi work fairly well here.

POLICIES

  • The full payment must be made for your booking to be confirmed.
  • The number of guests must not exceed the count mentioned at the time of booking.
  • Only the guests who have been accounted for are allowed at the villa.
  • All guests must be able to share valid ID proofs when asked.
    This could be at the time of booking, and also upon arrival.
  • All foreign nationals must be able to share their passport and visa details prior to their stay.
  • Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
  • Any illegal activity – including but not limited to prostitution and the use of narcotics – is strictly not permitted.
  • Any commercial activity is strictly not permitted.
  • A refundable deposit may be collected before check-in.
  • This entire amount is refunded within five working days, provided the total number of guests does not increase and the check-out time is adhered to.

Things to know before booking

Check-In and Check-Out:

  • Check-In Time : 1 PM
  • Check-Out Time : 11 AM
  • Given the increased need for safety, hygiene and sanitization required at the villa, and for the safety of our guests and staff we cannot allow any early check-ins or late check-outs. The check-in and check-out timings mentioned online and in your confirmation email need to be followed.

 

House Rules:
  • Guests cannot invite other guests and day visitors during their stay without prior permission.
  • Bachelor groups & stag parties are not allowed.
  • We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
  • Consumption of alcohol is permitted only within limits.
  • Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
  • Guests are prohibited from smoking and setting up hookahs in the rooms/villa/lawns.
  • The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
  • Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
  • As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
  • Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.
  • No crackers or colours are permitted in this home.


About the Property:

  • There is 1 Smart TV in the living room, but we encourage you to spend quality time with your loved ones outside your digital devices!
  • The naturally cool climate of Karjat is a perfect excuse to not install ACs in the living room.
  • In the case of a power outage or fluctuations, generators can be switched on. However, as power outages or fluctuations due to weather, regional restrictions etc. are beyond our control, diesel charges will need to be paid by the guests at actuals. Do note, the Genset needs to be switched off for 30 mins, after every 2 hours of usage, to avoid a breakdown.
  • Due to the monsoons, the approach road (approx. 500 metres) near the home is a little rough.

What is the best way to reach the place?
The place is 96 km. away from Chhatrapati Shivaji International Airport and 9 km. away from Lonavala Railway Station. We will be able to help you with more information on the location and how to get here once you have booked.
Is parking available?
Yes - Secured parking is available for 8 cars.
Is this place suitable for senior citizens?
Yes - the place is suitable for guests who face mobility challenges. The car can be driven all the way up to the entrance. There are 5-6 steps to be climbed to enter the villa. There is 1 room on the ground floor
Can my driver/other staff be accommodated here?
There is no separate staff accommodation, however, they can be accommodated in the living/kitchen area of the villa. Staff charges will be the same as an extra person charge.
Will there be other guests besides my group & me?
No - if you book this villa, you and your group will have the entire space to yourselves!
Will we have staff to help us during our stay?
Yes, a trained and responsible caretaker is present to help you. Housekeeping will be taken care of. If you require any additional help, you can ask the caretaker, and they may charge a small fee for the same. If you are satisfied with the service, please feel free to leave a tip. Yes the caretaker lives on the villa premises.
Do we have option for meals?
Guests are allowed to cook and consume vegetarian as well as non-vegetarian food. All meals can be provided in-house at an additional cost. All meals are priced at Rs.2000 for both vegetarian and non-vegetarian, per person, per day. All meals will be prepared in the villa kitchen.
Is WiFi available?
WiFi, although it is subject to network availability at any given time. We are unable to offer WiFi here
Will I be asked for my ID?
All guests should keep at least one government authorized ID with them. The caretaker may request to see them when you check in.
Is alchohol allowed?
Yes - alcohol is permitted, but only indoors. Please ensure you and your group stay absolutely safe. We also trust our guests to enjoy a happy high without indulging in drunken misbehaviour of any kind!
Is smoking allowed?
Yes - smoking outdoors is allowed here. Smoking indoors is not permitted.
Are drugs allowed?
No. We promptly report the use of drugs or any other type of illegal activity to the police, and they tend to offer an alternate accommodation that is not quite as pleasant as this lovely home. We would not recommend it at all!
Is music allowed?
Yes - you are allowed to play loud music and party it up! However, the volume must be kept low after 10 PM.
Is it couple friendly?
Yes, they are. As long as they’re adults, have valid IDs, and are in no way associated with illegal activities - we’re good!
Is it safe for those who identify themselves as LGBTQ?
Yes, it is. We know gender identity is spread across a spectrum, and of course, love is love
Are there any pool usage rules?
The pool can be used from 10 AM to 10 PM. The pool is 4.5 ft. deep. Children must always be supervised in and around the pool. Please do not carry food and drinks in and around the pool, so as to keep it clean. Please do not carry any glassware in and around the pool. This is for your safety. Pets are not allowed to enter the pool. While we ensure the chlorine levels are kept in line with standard usage, extended exposure to pool water may cause rashes. If you have sensitive skin, please be cautious. Please shower before and after using the pool, and change out of clothes worn during your swim soon after you leave the pool. Please do not use the indoor furniture while wet.
Can I entertain additional day visitors as my guests while I stay?
In general, this is not permitted. However, on request, within reasonable limits and with prior permission, entertaining guests may be allowed. Please let the team know details such as number of guests and approximate time of visit well in advance. Visitors would have to carry valid IDs. There may be an extra charge associated with entertaining guests.
What is the general code of conduct?
We expect our guests to have a lot of fun! This goes most smoothly when everyone is considerate of others around them. We do train the caretakers to resolve any concerns efficiently, but if you still face any issues, we request you to connect with us, and our team will promptly help. We trust you to treat the staff and any other people around with respect.
When can I consider my booking is confirmed?
Your booking is 100% confirmed only after you’ve made the full payment and received an email confirming your stay in response.
How can I make payment?
You can pay online, or connect with our representative offline regarding bank details.
What is the cancellation policy?
For long weekends and peak dates, we are unable to offer a refund. For all other dates, if you must cancel your booking, we offer a full refund if the cancellation is made more than 14 days before your stay and a 50% refund if the cancellation is made less than 14 days but more than a week before your stay. We are unable to offer a refund if the cancellation is made within a week of your stay.
